TRANSFER PROCESS & TRANSFER TIMELINE

Process:

There are various factors which affect how long it takes to register a transfer in the Deed's office and this period takes up to six to eight weeks.

TRANSFER TIMELINE

Action Required Lapsed Time
1 Wait for and confirm that the suspensive conditions have been met. As stipulated in the agreement
2 Obtain the Seller's title deed and cancellation figures if the property is bonded. 7 - 10 days
3 Obtain FICA documents from the Purchaser and Seller (ID, proof of residence and marriage details). 7 days
4 Collect deposits and other cash payments from the Purchaser. Depending on Agreement
5 Obtain guarantees from the Purchaser's bank. 30 days
6 Ascertain from Local Authority what rates and utility accounts are outstanding and what their requirements are for payment in order to obtain a clearance certificate. 4 - 6 weeks
7 Prepare transfer documents and arrange for parties to sign. 3 - 6 weeks
8 Collect costs from Purchaser and pay transfer duty. 3 - 5 weeks
9 Make payment to Local Authority and SARS to obtain rates and transfer duty clearances. 4 - 5 weeks
10 Lodge documents in the Deed's office. 4 - 6 weeks
11 Track progress in the Deed's office. 7 - 10 working days after lodgement
12 Prepare reconciliation accounts and make payments as required. Day of transfer or the day after
