WHO PAYS WHAT

The Seller Pays:

  • Estate Agent's commission.
  • The cost of electrical, woodborer and gas clearance certificates (if provided for in the sale agreement).
  • Costs of cancelling the existing bonds (currently approximately R3000-00).
  • Estimate of electricity and water for 3 months in advance, which is refunded after transfer.
  • Estimate of rates until the expected date of transfer Capital Gains Tax if applicable.

The Purchaser Pays:

  • Vat or transfer duty.
  • Transfer Costs.
  • Costs of obtaining electrical and entomology clearance certificates (on the rare occasion that the sale agreement so provides).
  • Bond registration costs (to the Conveyancer).
  • Bond raising fees (to the Bank).
  • Pro-rata share of advance rates.
